Agent Responsibilities 

The property must be clean and clutter free prior to an appointment. See our Property Preparation checklist for helpful guidelines.

The property should be ready to photograph upon the arrival of the photographer.

The appointment should be set in order to not conflict with handymen, construction workers, utility workers, etc, inside or outside who might introduce unwanted visuals (tools, construction materials, work vehicles, etc).

If the property is not presentable at the time of the appointment, and we must leave and reschedule, then a trip fee shall be charged.

Weather 

We will contact you by phone or e-mail in advance if we think your appointment should be changed or cancelled due to weather conditions. Weather conditions in which we would not be able to work include: heavy rain, thunderstorms, snow, or any extreme weather event such as a tornado, etc.

We can work around occasional “spotty” showers, and we edit in blue sky replacements in post production; however we cannot edit out standing water or snow cover.

Cloudy days are often the most ideal, as the light is more diffuse and even. Cloudy conditions will not hinder the quality of our photography or videography.

Payment 

Payment is due upon receipt of your invoice. We will send an invoice via email, and payments can be made online, by check, or over the phone.  Our standard photoshoot rates include photographing property interiors and ground-level exteriors. This pricing does not include optional add-on services or additional fees such as:

  • On-site delays due to the house not being presentation ready, resulting in Trip Fees.

  • Anything photographed outside of the norm (i.e. additional structures, community spaces, horse farms, barns, extra acreage, etc.) may be billed at an hourly rate of $90/hr on top of the regular shoot price. These additional spaces should be discussed prior to the appointment.

  • Our aerial photo and video services cover up to one hour of shooting with the drone. Additional flight time will be charged hourly at $160/hr.

  • Going to multiple locations to shoot b-roll video.

  • Client recorded video narratives incur an extra $30 charge.

  • Any subjective editing changes requested by client will be billed at an hourly rate. We will correct errors on our end at no additional charge.

  • Return trips, a job consisting of only a few photos, or split trips, will be charged a nominal fee.

TRAVEL TIme & mileage

There are no travel fees or mileage charges for local projects that are within 30 miles of Richmond, VA. Beyond 30 miles from Richmond, a travel fee will be applied at the rate of $1.80 per mile (one way).

Usage Rights

John Hancock Productions retains the ownership rights to all content, but extends a limited use right to the client for marketing purposes. 

As a courtesy to our clients, we do not extend usage rights without written permission from the agent who originally hired us. 

Photography

The photographs in your photo delivery will be optimized for posting on MLS. If you are in need of a different size photo, please send an email request to let us know and we will be happy to accomodate.

Delivery Expectations - Photos

Our company policy is to deliver photographs by the evening of the next business day. Although we often deliver them the same day, that is not guaranteed. Clients receive a delivery email with attached links for downloading their photographs. Once you download your images, all photos are assigned to a folder that is named the address of the property (i.e. 101 Jones St). The downloaded images will typically be found in the “Downloads” folder on your computer, unless you have assigned a different setting on your computer. If on a PC, right-click the ZIP file and select "Extract All". If on a MAC, double click the .zip file to open.

Adding Photos to MLS Website: 

  • Login to MLS and go to your Active Listings. Select your listing, and click "Edit Record." Click the "Images" section, OR if using Tempo Fusion (mac), click "Images". Click to blank fields to begin adding images, OR if using Tempo Fusion (mac), click "Upload Images." 

Adding Photos to Realtor Website:

  • Upload the photos provided using your site editor. 

Adding Photos to Realtor.com:

  • Login to Realtor.com

  • click on "Manage Listings”

  • Click on "Edit Your Listing”

  • Click on “Manage Photos"

  • Click "Upload New Photos" and select your photos. 

Video 

If ordering video, please check that the address you provided is correct, as this is the address we will use for your video title card. We will send you 2 versions of the video; an unbranded version for MLS and a branded version with your contact information at the end.

  • Branded Video: Please email us the specific information you would like on your end card (the end of the branded version). End cards typically contain a business logo, a headshot of the realtor, and the relevant contact information. If you are a new client, we will need these materials sent to us by the appointment date, in order to create an end card for your videos.

  • Audio:

    • Music: All of our videos are edited with light background music, which we provide for you.

    • Client Video Intro: For the branded version of your video, you may choose to prepare a brief introduction (two to three sentences) and closing remarks to be recorded on camera at the time of your appointment. You should introduce yourself and your firm with a brief welcoming statement.

    • Client Recorded Video Narratives: As an option to make your video more informative to viewers you may choose to prepare a written property description (script) that you can read and then record on site (voice recording only). An appropriate duration for the narrative would be in the range of 2-3 minutes depending on the size of the property. Please understand that if you wish to add a voice narrative at a later time (after initial delivery) this would require significant additional editing changes and would require an additional charge.

Delivery Expectations - Video

Our company policy is to deliver the videos within 3 - 5 business days. We send you a link to where you can watch and download your videos. 

Download Video: 

  • Open the provided Vimeo link

  • Click "Download" below the video

  • Right-click "HD .MP4 file" and select download 

Adding Video to MLS: 

  • Login to MLS and go to your Active Listings.

  • Select your listing, and click "Edit Record."

  • Click the "Edit" button on the bottom right, OR if using Tempo Fusion (mac), click "Edit Listing." Scroll to the bottom to find the virtual tour, Paste the MLS Vimeo video link we provided. 

Adding Video to Realtor Website: 

  • Copy and paste the HTML embed code into your site editor. 

Adding Video to Realtor.com: 

  • Download your video using the instructions above. Login to Realtor.com

  • Click on "Manage Listings"

  • Click on "Edit Your Listing"

  • Click on “Video Tours,"

  • Click "Upload" and select your downloaded video.

Aerial

John Hancock Productions is proud to have been the first civilian company in central Virginia to be licensed for piloting unmanned aircraft (drones) by the FAA. All of our drone pilots hold commercial drone licenses from the FAA (as per Part 107). All of our drones are registered with the FAA and insured.

Please note that if the property is within close range of an airport, a military base, or another restricted airspace, it could make obtaining drone footage impossible for that property. 

One Trip Business Model

We set a high quality standard for our video and photography services, but there are practical limitations regarding the amount of work that can be dedicated to filming, recording and editing at the price point offered. At current prices we must complete filming on a single visit and edit the video only once. While filming the property can typically be completed in one to two hours, the post-production work required to create a finished and polished product will take longer. A request to make even a minor revision to a video edit can require significant additional editing time. Consequently, an additional fee will be charged when clients request a change (revision) to the video. We would do correct any errors that we make such as a video glitch or typo on a graphic.
